New housing developments, updated zoning regulations, and faster building processes are front and center on the minds of many residents in the Town of Los Gatos. The town is positioning this growth as a means of meeting new demands for housing. But is it? And will the building and planning departments preserve our town's charm and quality of life?
Whether you’re looking to buy, sell, or simply stay informed about Los Gatos, here’s the latest on Los Gatos's newest proposed housing—and why it might matter for you.
1. New Developments on the Horizon in Los Gatos
Big changes may be on the way in Los Gatos, with new residential projects being proposed across many locations. A few recognizable sites up for redevelopment include the Downtown Post Office, Ace Hardware on Los Gatos Blvd, the strip mall near Rotten Robbie, and the Los Gatos Lodge. Many projects are being fast-tracked under Senate Bill 330 (SB 330), also known as the Housing Crisis Act.
Proposed Developments Include:
- 405 Alberto Way: 55 multi-family mixed-use units
- 14849 Los Gatos Boulevard: 117 multi-family mixed-use residential units
- 15300 and 15330 Los Gatos Boulevard: 182 multi-family residential units with commercial space (current location of Ace Hardware)
- 15349 and 15367 Los Gatos Boulevard: 55 live/work units with a conditional use permit and condominium vesting tentative map
- 15495 Los Gatos Boulevard: 238 multi-family residential units
- 16492 Los Gatos Boulevard: Mixed-use commercial building with six attached multi-family condominiums and four single-family residences (across from Van Meter Elementary)
- 50 Los Gatos-Saratoga Road (Los Gatos Lodge): 155 multi-family mixed-use residential units
Additional Highlights:
- 980 University Avenue (Toll Brothers Project): A 68-unit residential complex replacing an older building with quality, modern housing.
- Oka Road Affordable Housing Project (Urban Catalyst): A 128-unit affordable housing project offering options for those priced out of Los Gatos.
What This Means
These developments are part of Los Gatos' strategy to address the Silicon Valley housing shortage. While the term NIMBY (not in my backyard) has been prevalent in the Bay Area for decades, growth and change remain hot topics. Concerns about traffic, schools, and parking often accompany residential expansion.
Historically, Los Gatos has evolved from a small town with dirt roads and railroad stops to a thriving community. The town’s tradition of splitting large lots to create more housing even led to the formation of Monte Sereno, a neighboring area that retains its rural charm and equestrian properties (check out my YouTube video on Monte Sereno).
Several proposed projects aim to beautify Los Gatos by replacing deteriorating structures with modern housing. This revitalization could be a win for the community while maintaining the aesthetics we’ve all come to love.
For buyers, these projects mean more choices, including affordable options. For sellers, it signals that Los Gatos is staying relevant by offering desirable housing. And for investors, it opens up new opportunities in a vibrant market.
2. Zoning & Permitting Updates: Streamlining Building & Remodeling
Los Gatos is updating its zoning and permitting processes to make project approvals faster and easier.
Key Changes Include:
- Senate Bill 330 (SB 330): Known as the Housing Crisis Act, this law fast-tracks housing approvals. Projects on Blossom Hill Road and Los Gatos Boulevard are already moving forward under this process.
- Online Building Permits: Homeowners can now access online permits for small projects like water heater replacements and electrical upgrades, making approvals quicker and more convenient.
What This Means for You
For remodelers, online permits mean fewer delays and faster approvals. For buyers, streamlined zoning could lead to more custom-built or renovated homes becoming available. These changes aim to make settling into a Los Gatos home easier than ever.
